Godalming-headquartered care provider, CHD Living, plans to develop a care village in Deepcut, Surrey, which will include 1,200 homes, a primary school, nursery, church, and a pub.

The project will begin on site next year and will create CHD Living’s 15th care facility.

The building site will span three acres and is located towards the northern side of the former Ministry of Defence (MoD) Princess Royal Barracks.

The new Mindenhurst Care Village will continue this tradition by providing specialised, round-the-clock care for older people, including those living with dementia, as well as individuals who have suffered physical trauma and require post-operative convalescent care.

The environment has been specifically designed for comfort, maintaining dignity, and encouraging independence, and the service will focus on the longer-term care plans and the goals of the individuals they support, with an emphasis on wellbeing.

The village, which will provide 70 care bedrooms and 20 post-operative care suites, will boast a host of amenities including a gym, hydrotherapy-pool, cinema, salon, and bistro.

The acquisition of the care village, funded by Barclays Corporate Banking and advised by Bevan Brittan LLP, has been characterised by its collaborative nature, incorporating extensive consultations with local residents and Surrey Heath Borough Council.

This inclusive strategy guarantees the project not only addresses the rising demand for elderly care facilities, but also contributes significantly to the local economy.

Liakat Hasham, co-founder and chief executive of CHD Living, said: “As we unveil the plans for the Mindenhurst Care Village, I am reminded of the profound impact state of the art design and thoughtful leadership can have on the quality of care we provide.

“With Mindenhurst, we’re re-imagining the future of living and care for older people and those in need of specialised support.

“Mindenhurst represents not just our vision, but our promise to the community, to our residents, and to future generations.”

Steve Fergus, head of healthcare at Barclays Corporate Banking, added: “CHD Living has been a long-standing client of Barclays Corporate Banking for over 40 years and we’re proud to support it with lending for this project.

“The team has continually innovated to respond to the evolving needs of the NHS and wider care sector, developing new services and opportunities that fulfill the needs of the sector, and we know this village is going to be something special.”

And Sarah Skuse, head of healthcare real estate at Bevan Brittan LLP, said: “Against an estimated shortfall of over 104,000 market-standard elderly care beds across the market by 2027, Mindenhurst Care Village will not only add 70 new super prime beds and 20 care suites to the market, but will also lead the way in sustainability, innovation in care and community focus.

“Bevan Brittan is delighted to have advised CHD on the acquisition of this exciting project which will, without doubt set a new benchmark for care in the UK.”
