Muller Property Group has announced the exchange of contracts and planning submission for its latest proposed care home development, located at the site of the former Cherry Tree Pub in Oundle Road, Woodston, Peterborough.

The proposed development, to be constructed by Wynbrook in partnership with Synergy Care Developments, will be operated by Acacia Care, and will deliver a modern, high-quality care facility designed to meet the growing demand for elderly care in the region.

With a projected undersupply of 322 market-standard care beds by 2028, this centrally-located site presents a unique investment opportunity, combining strong demographic demand with long-term community benefit.

Healthcare property consultant, Knight Frank, marketed the site on behalf of Muller.

Mandip Bhogal, partner in healthcare at Knight Frank, said: “We are pleased to have marketed this prominently-positioned care home development site for Muller.

“Development projects such as this, provide much-needed modern and purpose-built care facilities to the local markets.

“This development will provide a high-quality care home while creating jobs for the local community.”

The plans outline the erection of an 80-bedroom residential care home, arranged over two to four storeys.

The scheme includes the conversion and integration of the derelict, locally-listed Cherry Tree public house into the design, along with improved access, ample car parking, and associated landscaping.

The development aims to bring beneficial re-use to a disused urban brownfield site, offering a thoughtfully-designed environment that enhances the local area.
