Primary care investment sale completed

MPC has today announced the successful completion of the full capital share sale of Attenborough Health.

The company, which owns two NHS GP surgeries – Bushey Medical Centre and The Tudor Surgery in Hertfordshire – has sold to Newcore Capital for a consideration in the region of £10m.

The main property extends to 20,000sq ft, accommodating two NHS GP surgeries and an onsite pharmacy serving Bushey and the wider community.

The branch property, strategically located at the other end of town, ensures convenient access for local patients.

Together, the practices provide primary care to around 85,000 NHS patients.

The properties deliver secure long-term income, with over 10 years unexpired on the leases, and offer future development potential to expand healthcare provision in line with the growing local population.

MPC’s client, a group of GP partners who developed the health centre in 2017, were advised by Rob Hearle, director at MPC, who led the investment strategy and transaction process.

He said: “This transaction secures the long-term future of two important NHS surgeries, while allowing our clients to focus on delivering primary care to the local community.

“It also represents a key sale for the market, with a strong price achieved that demonstrates both recovery and confidence in the primary care sector.”
