Vacant Norfolk site could house much-needed care village

Specialist business property adviser, Christie & Co, has been instructed to sell a development site in West Lynn, Norfolk, which has lapsed planning consent for a 168-bedroom care village comprising both extra care and care home accommodation.

The 4.79-acre site in West Lynn sits within circa 650m of the passenger ferry to Kings Lynn, where the attractive town centre has a thriving community with cultural and retail attractions, including a theatre and shopping centre, leisure amenities, and eateries.

A care village scheme was granted consent in 2013 and comprised 168 bedrooms accommodated in a care home, extra care accommodation, and cottages to provide a range of care support including dementia care, extra care housing, and independent living.

Although lapsed, the area still lends itself towards care development where there is an undersupply of ensuite wetroom provision and no schemes are currently being brought forward.

Historically, the site was also granted consent for a 149-dwelling residential scheme in August 2007. This has since lapsed.

William Edwards, agent for healthcare development and investment at Christie & Co, who is handling the sale, said: “This site represents a huge opportunity for the right buyer to purchase a site with established planning precedent.

“We anticipate receiving interest from developers for either a care village or a residential scheme where end users will benefit from the best of country and town living and excellent connections to the wider area.”

The vacant site is suitable for development for a range of uses, subject to gaining the necessary planning consent.
