14-bed former Hampshire care home marketed at £800,000

  • 14th April 2025

Christie & Co has been instructed to market the closed care home, Rose Villa in Hampshire, on behalf of Fixed Charge Receivers, Steven Williams, and Gary Hargreaves of FRP Advisory Trading.

Having previously been registered with the Care Quality Commission as a residential care home for up to 20 service users in the categories of old age and dementia, Rose Villa ceased trading in March 2025.

The former care home property benefits from 14 bedrooms, two of which have ensuite facilities, and a passenger lift providing access from ground to first floor.

There is also a large lounge with an additional sunroom to the rear of the property, providing views over the rear garden, which has a patio, lawned areas, and a range of mature shrubs and trees. There is also parking for 10 cars to the front and side of the building, with access to the gardens to the rear.

The home is located in the Hampshire village of Sarisbury Green, which is easily accessible from the M27 and close to the River Hamble, which has a number of marinas and river sidewalks. There are also local shops and bars in nearby Warsash, Park Gate, Southampton to the west, and Fareham to the east.

The property is being sold without the benefit of CQC registration and offers potential for a variety of different uses, subject to planning permission.

Charles Phillips, director of care at Christie & Co, who is handling the sale, said: “This is an excellent opportunity to purchase a closed care home which offers the opportunity either for continued use in the care sector or for alternative use, subject to permissions.

“The property could be suitable as a care home, guest house, HMO, day nursery, or for residential development.”

Rose Villa is on the market for £800,000 for the freehold.
