Care home innovator to start construction on Highgate property

Care home innovator, KYN, will begin construction on a new London care home in Highgate this summer.

Following established homes in Hurlingham and Bickley, the property is set to welcome residents in early 2028.

KYN aims to create a sense of belonging for its residents through its developments, while providing social value and enrichment to the area through this £30m project.

Aligned with the KYN brand, KYN Highgate and its team will focus on prioritising residents’ individual needs in a safe and uplifting environment.

Working with Studio PDP architects, they will transform two former residential buildings in Hampstead Lane adjacent to Kenwood House, sympathetically reimagining the buildings in keeping with the local architectural design language to create a residential setting akin to a private home.

The new design adopts a contemporary arts and crafts approach inspired by key figures of the movement, particularly the collaboration between architect, Edwin Lutyens, and landscape architect, Gertrude Jekyll.

The building is expressed as two separate brick homes connected by a lightweight glass link.

This architectural feature invites increased connectivity to the gardens and local surroundings for the residents on upper floors.

Covering 0.82 acres, the distinctive site will include 61 bedrooms, with elegant interiors fashioned by Nina Campbell.

Consistent with the existing KYN homes, it will also feature facilities and social areas, including The Great Room – KYN’s central shared dining room; a ‘Namaste care’ room for residents living with dementia; an art studio; KYTH spa and gym; a screening room; and a library.

The variety of spaces will include large, vibrant areas for socialising and entertaining, as well as smaller, semi-private spaces that complement the individual rooms.

This considered layout design creates a sense of community while providing residents with peaceful retreats, enhancing overall comfort and wellbeing.

Beyond the interiors, what distinguishes KYN is its ability to create spaces that evoke the warmth of a private home – far removed from the clinical institutional care environments of the past – all while delivering high-quality care.

Residents’ rooms are luxurious, blending the highest comfort with discreet, innovative, AI-led technology.

By integrating advanced AI into its care model, KYN ensures unobtrusive care monitoring that maintains privacy and dignity for residents, while also freeing up carers to spend more one-on-one time with residents to meet core needs.

Outside, a tranquil and restorative garden of ‘comfort, connection and care’ is being thoughtfully designed in partnership with landscape designer, Randle Siddeley.

The serene retreat will feature a secret garden, private terraces, roof terraces, and water features, offering a sanctuary for relaxation, healing, and a deeper connection with nature.

At KYN, multiple levels of care are available, from residential to nursing, ensuring flexibility as residents’ requirements evolve.

Individual support is provided by a team of exceptional nurses, vocational carers, an in-house physiotherapist, and weekly visits from a GP.

Menus are curated by Michelin-awarded chefs with nutritional guidance from a BANT-registered clinical nutritionist.

Additionally, leading experts develop a variety of life enrichment programmes that promote both mental and physical wellbeing.
